Stages of architectural design of commercial buildings
Pre-project survey and analysis:
At this stage, the site on which the building is to be constructed is investigated and the surrounding development and infrastructure analysed. Accessibility conditions, natural features of the area, as well as requirements and regulations for construction are studied. Negotiations are held with the customer to clarify all wishes and needs.
Project Conceptualisation:
The basic concept of the future building is formulated, taking into account its purpose (office, retail, hotel, etc.), style and architectural features. This is where preliminary ideas are developed for appearance, functional zoning, space organisation and interaction with the environment.
Development of architectural and functional layout:
An architectural design is created, including the layout of all floors, main and auxiliary spaces, access roads and car parks. This stage also takes into account ergonomics, accessibility and user-friendliness of the building, as well as the interaction of different areas.
Facade and exterior design:
The building facades, its appearance, colour scheme and finishes are developed. Included are materials for external finishing, windows, stained glass windows, entrance groups and decorative elements that emphasise the individuality of the building and blend in with the surrounding landscape and urban environment.
Creating 3D models and visualisations allows the customer to visualise how the building will look like in real life. This helps to adjust and finalise the project before construction starts, and also helps in further promotion and marketing of the facility.
3D visualisation and presentation:
Once all approvals have been obtained, project implementation begins. At this stage, the construction work is monitored to ensure that it is carried out in accordance with the project documentation and that the timeline and budget are met.
